This project included the revamp of an existing industrial site, previously used for film sets, into a combination of commercial and industrial space to the specific brief of the tenant. Commercial offices of 1200 metres were designed using much of the previous tenant’s materials from their film sets. These elements were included into the overall design of the office spaces giving a unique mercantile feel in keeping with the tenant’s importing business.

The industrial space was developed into an efficient distribution centre to receive and dispatch goods to various retailers across South Africa.

The height of this space was cleverly engineered to allow for three floors of bulk, hence making the real rent paying space a third (2500 metres) of actual utilised space (7500 metres), this made for a very efficient and cost saving distribution centre.

This project gained ISO900 accreditation and catered for over 350 staff and their needs. Work flows were studied and efficient methods of receiving, processing and dispatching goods were introduced into the overall architecture of the site. Energy efficient cooling and heating systems were introduced, resulting in further operational savings.
